What a Zestimate is, in plain English?
A Zestimate is a computer generated estimate that uses public records, some MLS data, market trends, and user submitted facts. It is not an appraisal, not a custom Comparable Market Analysis, and not based on anyone visiting your home.
When Zestimates can be helpful
You want a quick, broad idea for a starting point
Your home is a common floor plan with many recent nearby sales
The data on your home is complete and current
Why Zestimates can be off in Tucson and Southern Arizona
Views, privacy, renovations, solar, and lot position are hard for an algorithm to price
Unique homes, custom builds, and rural properties have few true comps
Missing or outdated facts cause wide swings
Off market homes often show larger gaps than actively listed homes
The better path to a real number
